Riffa Views signs a 25-year solar lease agreement with SirajPower

The partnership will provide Riffa Views with a long-term, sustainable, and cost-effective solution to generate clean energy and reduce carbon emissions.

Riffa Views Owners Association (RVOA), a leading owners association in the Kingdom of Bahrain, has inked a transformative 25-year partnership with renowned distributed solar energy provider in the GCC, SirajPower. This long-term strategic alliance will see SirajPower deploying innovative solar solutions with a capacity of 1.6 MWp at Riffa Views, delivering both substantial reductions in carbon emissions and energy expenditures.

The announcement harmonises with Bahrain's commitment to sustainability, and the development initiatives undertaken by Riffa Views to preserve the environment, making Riffa Views community the most sustainable community within the joint properties in the Kingdom of Bahrain.

The signing ceremony officiating the agreement took place on 14th November 2023 in Riffa Views headquarters, in the presence of Mohamed Alshaikh, RVOA Board Vice-Chairman; Yasser Alraee, Riffa Views Managing Director and RVOA Association Manager; Laurent Longuet, Chief Executive Officer, of SirajPower; and Mithun Chemmangat, Head of Business Development at SirajPower.

Commenting on the agreement, Mohamed Alshaikh, Board Vice-Chairman, of Riffa Views Owners Association, said: “This project is one of the most important strategic objectives of the Riffa Views Association, and it achieves the vision of making the Riffa Views residential community one of the most prominent communities supporting green development in the Kingdom of Bahrain. Across its 25-year lifespan, the project aims to produce a significant 70GWh of energy, equivalent to planting over 810 thousand tree seedlings for a decade and offsetting approximately 50,000 metric tons of carbon dioxide emissions.

Riffa Views Achieves Record Sales Exceeding 20 Million Dinars

Riffa Views, the real estate developer of the Riffa Views residential complex, announced that it has achieved record total sales exceeding 20 million dinars since the beginning of the year 2022. Eighty-one residential units of different types have been sold in the Park Estate of Riffa Views.

On this occasion, Mr. Yasser Abdulrahman Alraee, Managing Director of Riffa Views, said, "The volume of sales achieved confirms the desire of clients to choose Riffa Views, which is one of the distinguished real estate projects in the Kingdom of Bahrain because it offers the advantages of modern housing, including the availability of vast green areas, communal gardens, and public facilities for families, in addition to the Riffa Views International School and the Royal Golf Club."

Alraee pointed out that the real estate market is witnessing an increase in demand for community properties due to the advantages and privacy that these projects offer to the owners. He also highlighted that the presence of the Riffa Views Owners Association enhances confidence among the owners and increases the market value of the properties in the project, as the quality of services provided, and maintenance are maintained in the common areas. This is especially important since the association members, who represent the owners of these units, contribute to the decisions taken to maintain and develop their community.

Riffa Views consists of three upscale estates: Oasis, Lagoon, and Park. The villas available for sale in the Park Estate are distinguished by their designs that reflect the architectural style of the northern Mediterranean through the external designs, color choices, and use of tiles for the roofs. Law on regulating the real estate development sector preserves the rights of owners and investors.

Riffa Views’ Home Owners’ Association has contributed to improving the quality of the services provided for owners.

We are about to finish the construction of the Riffa Views’ residential complex, which is value-added in the real estate market in the region.

Riffa Views is the largest housing project in Bahrain in terms of green spaces

Managing Director of the Riffa Views real estate company, Yasser Abdulrahman Alraee, has called for expediting the approval of the new real estate development law in Bahrain, noting that the law will protect the rights of all investors and ensure fairness for all parties through the organisation of the sale and the joint ownership of property and mortgage insurance. He added that the new law will also regulate the affairs of the workers in the real estate sector.

Alraee stressed that Bahrain will not be greatly affected by the political and economic crises witnessed by the region, adding that the kingdom has robust potentials that make it the least affected by such crises.

On the Riffa Views’ Home Owners’ Association, Al-Rae’e described the experience as wonderful as it has contributed significantly to the developing the project and maintaining the elements of its success, noting that since its establishments in 2012, the association has been a value-added body in the Riffa Views, and it is crucial for ensuring the sustainability of the project's services, and maintaining their quality, as it is in charge of the local modern administrative tasks.

In another context, Alraee asserted that the completion of the Parks Estate does not mean the end of the Riffa Views project. On the contrary, he said, it will augur a new phase based on sustainability and efforts to maintain the well-being and modern life for owners and residents. He also lauded the investors’ admiration of the Parks Estate which was designed in accordance with the Mediterranean style, noting that the construction works at the estate will be completed during the last quarter of 2017.

He expressed pride in the Riffa Views’ blending of modernity and greenery, which entitles to be the largest housing projects in Bahrain in terms of green spaces, noting the green areas which also cover the golf course, make up more than 60 percent of the total area of the project.

Below is the full text of the interview:

The announcement of the resumption of works to complete the remaining villas at the Parks Estate and the beginning of their sale has been a major issue across real estate development circles recently. What could you tell us about that?

As you know, a compromise deal was reached last year between the company, the National Bank of Bahrain (NBB) and the creditors to sign the action plan of the completion of the last phase of the Riffa Views Project. Then, all the construction contracts to build the remaining villas of the Parks Estate were signed, and the remaining 212 villas, or 20% of the project whose estates and facilities had been completed over the past yeasr, have been put for sale.

The construction works had started early December, 2015, and are expected to continue for 24 months. Three companies were assigned with the construction works to fast-track the building process and ensure completion with the pre-set schedule. Poullaides Construction Company will complete the construction of 61 villas, while the Projects Construction Company will build 78 villas. The completion of the remaining 73 villas was assigned to the Cyprus Cybarco Tabet JV. Meanwhile, Adel Ahmadi Associates Company was named the engineering consultant to supervise the construction works.

With the increasing pace of the construction process, the interest of investors has grown, as they have shown a desire to be informed about the details of the project. What is remarkable is that a number of the current Riffa Views’ owners have shown interest in purchasing another property as an extension to the family, or for future investment.

Today, we have come a long way through in the construction works currently witnessed by the Parks Estate. We are extremely pleased by the completion of the project in the midst of the commitment of all parties to the provisions of the brokered deal which has been widely welcomed among real estate development circles.

How could you describe the Parks Estate?

In order to provide diversity and avoid monotony in the project, the Parks Estate was designed to reflect the architectural pattern of the north Mediterranean through external design of the villas, the choice of colours and the use of roof tiles, in addition to spacious gardens and green corridors.

As to the size of the housing units, they are similar to those of the Lagoon and Oasis estates’ villas. The Parks Estate’s villas contain between 2 to 6 bedrooms. However, the average size of land lots in this estate is bigger than those in the other estates to give the owners larger areas for the home garden.

The Riffa Views was once a dream, and now it has become a reality. How do you see this exploit?

The Riffa Views is an achievement for all the owners who have believed in the project since the beginning, and today they enjoy living in their unique and special community which blends modern life with green environment in an unmatched way.

I think that we have achieved a lot of the ambitions of this project despite the challenges. What is important now is to preserve the gains attained so far and ensure sustainable well-being for the home-owners because they look forward to living in a community that provides them with tranquility, secure garden for their children to play and to spend memorable times with their families and neighbours.

What makes Riffa Views different from other real estate projects in the Kingdom?

As you know, every project has its distinguished aspects, and Riffa Views is no exception. In Riffa Views, the focus has been on views on the tranquil landscape and green spaces spreading across the three estates –the Oasis, the Lagoon and the Parks, not to mention the picturesque environment and the golf course, which is planted with natural grass and covers more than 60 % of the whole area of the project.

As well as that, the spread of public gardens with safe playgrounds for children, the multi-use playgrounds with open green spaces where many sports, such as tennis and football, can be practised, the tennis and football academies, Riffa Palms Mall, mosques, and recently the Riffa Views International School, which is a leader in providing world-standard education, from kindergarten to secondary, make the Riffa Views a unique and distinguished complex.

You mentioned gardens, sports clubs, an international school and a commercial complex, what do these facilities add to the project?

As i have said, the provision of basic services for the residents of Riffa Views’ residents tops our priorities, as they are essential in a project of this size. Therefore, we have been keen to set up key and indispensible facilities while constructing the three residential complexes to meet the needs of the owners.

Moreover, the world-standard prestigious Riffa Views International School is reputed not only at the level of Bahrain, but at the international level thanks to its modern curricula and innovative teaching and learning strategies. It was opened in 2008-2009, and the first batch will graduate this year.

We also have the Royal Golf Club with its 18-hole course, and which was designed by famous professional golfer, Colin Montgomerie, according to the standards of the World Championships. There is also a 9-hole golf course, and both have attracted the most famous world golf players over the past years. There is also the Country Club which includes an integrated health club, a swimming pool, restaurants and an outdoor multi-purpose stadium.

We also have two sports academies, which are the JC's Tennis Academy and the Riffa Views’ Football Academy, and both attract young talent.

The last facilities to be added is the Riffa Palms Mall which includes a supermarket and restaurants that serve residents and visitors, which, he said, has turned it into a meeting point and social communication in the Southern Governorate.

There are also three mosques, one in each estate. The mosques of the Oasis and Pars estates have been completed, and that of the Lagoon will be completed before the end of this year.

The government has recently referred a draft law on regulating the real estate sector to the Legislative Branch. Have you read the details of the new bill? And what will it add to the sector?

Certainly, we have been strong advocates of the enactment of a new law to regulate the real estate development sector in the Kingdom of Bahrain. We have also been keen to make sure that the new law preserves the rights of all investors and ensures fairness for all parties through regulating sale, joint ownership of property and mortgage insurance. At the same time, the new law has to regulate the affairs of the real estate development workers.

Personally, I call for expediting the approval of the draft law on regulating the real estate development sector, being an urgent demand amid the problems facing the sector in t eh kingdom. The law, once passed, would preserve the achievements of the nation and preserve the rights of all stakeholders, including owners and investors. It will certainly consolidate investment in the sector in Bahrain and bridge the existing gap in the fields of real estate development and real estate investment.

The draft law is an advanced step towards regulating the work of real estate development companies in the Gulf Cooperation Council (GCC) and world countries desiring to invest in Bahrain. In brief, passing the proper legislation would be a successful opportunity to boost the real estate development sector in Bahrain, and protect the rights of all parties, which will consolidate the kingdom’s investment status.

We have witnessed many induction visits organised by the Riffa Views’ Management recently for associations and NGOs. What are the goals of these visits?

From time to time, we invite civil society organisations and the representatives of companies and various economic sectors in Bahrain to visit the Riffa Views. We then honour them and inform them about the project and its distinctive features. We also discuss with them ways to develop such a very important sector.

Recently, we were pleased to host the Maserati car owners in Bahrain through the ceremony we held Parks Estate. We were also very delighted to meet the Maserati car owners, alongside their families and friends, with whom we exchanged cordial talks, and toured all Riffa Views’ estates. The Euro Motors Company, namely the Maserati section, collaborated with us in organising the gathering.

We also invited a delegation from the Bahrain Property Developers Association (BaPDA), within the framework of cooperation and communication with various real estate developers and real estate companies in the kingdom. The visiting delegation lauded the Riffa Views project, and praised the successful experience of establishing the Home Owners’ Association to assist the management in managing the residential complex’s affairs. They also stressed the good reputation of the project.

Such visits are within the framework of an annual plan that the Riffa Views Management had approved. Through the plan, we aim to invite a number of clubs and association to visit the Riffa Views complex to highlight its requirements of success and modern life that cater to the need of all family members. We also aim to inform the public about the villas that are currently put for sale at the Parks Estate regarding their sizes, rooms and outstanding services and facilities.

What could you tell us about your experience in establishing the Home Owners’ Association? And what could be done to develop the experience?

I can say for sure that the Home Owners’ Association has contributed considerably to developing this project and maintaining the elements of it success. I was among those who supported the establishment of the association so that owners participate in the management of their own residential complex. Today, they are doing great work that serves the aspirations of all owners.

This Home Owners’ Association is a value-added body in the Riffa Views, and it is crucial to ensuring the sustainability of the project's services, and maintaining their quality, as it is in charge of the local modern administrative tasks. We supported its establishment since the beginning, and we have been keen on cooperating with it through its elected board of directors since 2012.

Despite the novelty of the experience not only at the level of the Riffa Views project, but also across the real estate sector, in particular, and in the Bahraini society as a whole, we believe that the role of the Home Owners’ Association should develop quickly. It is the voice of the owners and the means of their interaction with the members of their community, and we are sure that one day it will be in charge of all administrative and service matters at the Riffa Views residential complex.

Considering that the Riffa Views is among the first deluxe real estate projects in Bahrain, How has the property development market and sector changed since its inception?

The Riffa Views project is the first of its kind in Bahrain regarding the provision of green spaces and playgrounds, wonderful panoramic views on the golf courses, as well as its strategic location in the heart of the Kingdom of Bahrain. I believe that the Riffa Views project has brought about a quantum leap within the series of real estate development projects in the kingdom. Since its establishment, many real estate development companies have visited the Riffa Views Project to get first-hand information about its elements and unique feature. This has set a new challenge for the real estate development market that the luxury and quality of work and construction of other property development projects should not be less than those of the Riffa Views.

Concerning the situation of the real estate development sector in the Kingdom of Bahrain, it is undoubtedly considered one of the main economic sectors in the economic development process in the country, and this is reflected in the government’s keen interest to develop and support it.

The real estate market in Bahrain is robust, and considered the best in the region, as it is growing steadily and the investors are increasingly interested in it thanks to the success requirements it provides, which enhances the investors’ confidence and increases the chances of success for real estate projects.

In fact, demand on the real estate market may decline from time to time, but from a general perspective, we find that it is on the rise. The temporary decline is caused by fears linked to external factors, and Bahrain is one of the least affected by such fluctuations.

According to you, what are the problems facing the real estate sector in the region? And what are obstacles it is currently facing?

The problems facing the real estate sector are almost the same in most countries. They are related to changes in oil prices, capital markets, shortage of liquidity and global economic and political conditions. In spite of that, the real estate projects are expanding and prospering.

Also, the effects of the political and economic crises in many countries are of one of the biggest challenges that impede the march of the real estate sector. However, these effects vary from one country to another. The real estate market in Bahrain is usually not affected by the crises that may occur in the region thanks to the geographical size of the country compared to the countries of the region. Unlike Bahrain, the real estate markets in some countries are quickly affected by instability and political or economic crises that occur in their regions.

Today, the problems facing the stalling projects are being solved thanks to the efforts exerted by the Ministerial Committee for Urbanisation and Infrastructure, which has succeeded in putting many real estate projects back on track.

However, attracting foreign capitals into the country is needed in order to push the economic development process forward. At the same time, laws and legislation that guarantee the rights of all real estate development projects’ parties should be put in place in order to contribute to increasing the economic growth rate, and strengthening the national economy.

Recently, the government has shown great interest in supporting projects that encourage tourism in Bahrain. What opportunities can real estate projects, such as the Riffa Views, provide for tourism in Bahrain?

It is commonly agreed that the real estate projects are the main engines of economic, human, tourism and cultural development in all countries of the world, and Bahrain is no exception. Indeed, the success of tourism relies heavily on making Bahrain a perfect country to live in the region, given its small size, strategic location and low cost of living. In this way, the kingdom is slated to become an ideal choice for a second residence for many GCC and foreign tourists alike.

In Riffa Views, we have many experiences of many of GCC and foreign families that take Bahrain as a second residence, and they own several properties in Riffa Views. They have chosen the Riffa Views because they have found all the requirements of a modern lifestyle that blends modernity with green environment.

In addition, many other families own houses in a number of other real estate projects in Bahrain. I strongly believe that the development and progress of tourism in Bahrain depends primarily on real estate projects. Whenever these projects are varied in the housing, recreational, service, cultural and trade aspects, tourism will certainly flourish.

What are your plans after the completion of the Parks Estate’s villas and the project as a whole?

The completion of the Parks Estate does by any means mean the end of the Riffa Views’ project. On the contrary, it will augur a new phase based on sustainability and efforts to maintain the well-being and modern life for owners and residents. As a first step, we set up the Riffa Views Real Estate Company which is in charge of the management of the community. It also meets the needs of the owners and residents, maintains the quality of services provided to them, determines and collects the charges on the services, under the direct supervision of the elected Home Owners’ Association. The ownership of this company will be transferred to the Home Owners’ Association in the future, as stipulated by the forthcoming law, which is in its final stages.

Riffa Views Holds “Beauty Secrets” Workshop for residents

The owners and residents of the Riffa Views’ three estates, the Oasis, the Lagoon and the Parks, attended the “Beauty Secrets” Workshop, held under the auspices of the Riffa Views’ Owners Association, in collaboration with the Make-up Atelier Paris.

Mrs. Hanadi Qassim, the owner of the Make-up Atelier Paris in Bahrain, conducted a session on face make-up arts for a number of Riffa Views’ ladies who expressed admiration for what they had learned during the event.

Head of Social Activities at the Riffa Views’ Owners Association, Mrs. Reema Shehab, expressed thanks to Hanadi Qassim for the tremendous efforts she had exerted to ensure the success of the workshop. She also thanked the participants in the course.

She added that the workshop was the first in a series of events to be held by the Owners’ Association in the near future.

Reema Shehab also thanked the management of the Riffa Views Real Estate Company for its cooperation in holding such sessions and events that are meant, first and foremost, at delivering the best for the Riffa View’ owners and residents.

The workshop is within the framework of a series of programmes that are implemented by the Owners Association in collaboration with the Riffa Views’ management for the aim of achieving positive social communication with all owners and residents at the Riffa Views’ compound.

New Park opened at the Lagoon Estate in Riffa Views

The Riffa Views’ Management has opened a new park at the Lagoon Estate, one of the Riffa Views’ three estates, in line with its keenness to preserve the environment and increase green areas.

The management held a special ceremony marking the occasion, in the presence of a great number of the Riffa Views’ residents and their friends.

The opening ceremony featured a tree-planting programme. Children from the Riffa Views planted trees carrying their names, which is a step through which the management wanted to encourage youngsters to love agriculture and planting. It is also aimed at promoting the preservation of green environment which has always been a distinctive feature of the Riffa Views’ estates, where green areas constitute about 60% of the total area of the compound.

On the occasion, the Riffa Views’ Managing-Director Yasser Al-Raee lauded the constant keenness of owners and residents to support the efforts exerted by the Riffa Views’ management to preserve the environment and promote the tree-planting culture, pledging that the Riffa Views company will continue its environment plans through holding a number of events and launching programmes that promote community partnership among all parties.

On his part, the General Manager of the Riffa Views’ Owners Association, Mr. Ali Zubari, said that the owners were extremely delighted with their new park which, he said, would be value-added to the Riffa Views residential complex, in general, and the Lagoon Estate, in particular. He also lauded the Riffa Views’ management’s unwavering interest in preserving the inherent value of farming, which is among the deep-rooted Arab values which are required by the Islamic Religion.

Zubari also asserted that the new park was one in a series of a host of development programmes that would be implemented across the Riffa Views’ green areas. He explained that many programmes had already been approved and would be implemented in the coming period, with the participation of the Riffa Views’ residents and their children, who would plant trees carrying their names in public gardens, affirming that such events are supported and encouraged by all the residents and owners of the Riffa Views compound.

Through holding such environment-related events, the Riffa Views’ Management aims to encourage children to maintain the green environment and take responsibility in developing the Riffa Views’ community, in particular, and the Bahraini society, in general.

Health Programme for Riffa Views’ Community Held

The Riffa Views’ management has held, in cooperation with the Royal Bahrain Hospital, a health programme for the residents of the Riffa Views’ three estates, the Oasis, Lagoon and Parks.

The event featured free medical checkups for chronic diseases, such as diabetes and blood pressure, along with weight and height measurement and body mass index tests.

On the occasion, the General Manager of the Riffa Views’ Owners Association, Ali Zubari, expressed delight in the programme, and commended the efforts exerted by the medical staff of the Royal Bahrain Hospital. He stressed that the Riffa Views’ Management and Owners Association are keen on providing all services and privileges that appeal to all members of the Riffa Views’ community.

The Royal Bahrain Hospital gave a host of special offers for the Riffa Views’ residents, including free dental check-ups at its premises in Riffa, alongside reduction coupons for treatment and check-ups of a number of diseases, and the “Golden Royal” coupons for blood tests at a nominal amount.

The health programme also included a training scientific lecture on the basics of support in emergency cases, delivered by a specialised nurse from the Royal Bahrain Hospital in collaboration with some volunteers and assistant nurses for 90 minutes.

The lecturer focused on ways to preserve the human heart, highlighting the correct meaning of “rest” for the human being and the amount of time needed for the human body so that oxygen can reach the brain. She also spoke about the procedures the cardiopulmonary resuscitation or CPR technique in cases of fainting, accidents and suffocation.

Oasis Estate resident, Ghada Ghazaq, said that she did not use to have any information about first aid before, stressing that the lecture enriched her knowledge about how to deal with such cases. She also lauded the diverse social events held by the Riffa Views’ management.

For his part, Hisham Ghassan called for the need to deliver specialised health sessions in first-aid for all Riffa Views’ residents. He affirmed that everyone should know such crucial health information, noting that they come across many cases of fainting and extreme fatigue among passers-by and friends but they ignore the adequate way to deal with them.

Alraee: BaPDA plays a crucial role in developing the national economy

Hejres: Bahrain real estate market is among the best in the region

As part of its policy of cooperating with various real estate developers and companies in the Kingdom of Bahrain, on 5 April 2016 Riffa Views Management hosted a delegation from the Bahrain Property Development Association (BaPDA).

The delegation comprised BaPDA Chairman, Mr. Aaref Hejres, and several members, including owners of real estate companies, real estate developers or their representatives.

The delegation were welcomed by Riffa Views Managing Director, Yasser Alraee, General Manager of the Riffa Views Owners’ Association, Ali Zubari, and officials of Riffa Views management team.

Yasser Alraee briefed the delegation on the Riffa Views’ three estates (the Oasis, the Lagoons and the Parks) and highlighted the implementation stages of the project, including the final phase in which the remaining villas of the Parks Estate are being completed and sold.

The Riffa Views’ experience in establishing the Owners’ Association and the owners’ participation in the daily management of their community since 2012 through the elected Board of Directors was also reviewed.

The delegation toured the Riffa Views development which included a visit to a recently completed villa and were given details of the project’s facilities, design and construction. The Riffa Views Management then hosted the visiting delegation at the Royal Golf Club’s Repartee Lounge.

On his part, BaPDA Chairman, Mr. Aaref Hejres, said that “Riffa Views is among the most distinguished real estate projects in the kingdom,” lauding the design and the implementation of the previous phases of the project.

Ajman Real Estate Regulatory Agency Delegation Lauds Riffa Views Experience

Riffa Views Managing Director Mr. Yasser Abdulrahman Al-Raee has received a delegation from the Ajman Real-Estate Regulatory Authority (ARRA), led by its Executive Director Mr. Yafea bin Eid Faraj, in the presence of a number of officials.

The ARRA delegation’s visit aimed to be informed about the experience of Riffa Views as a successful model in reaching a consensual action plan to complete the project.

Al-Raee welcomed the members of the visiting delegation and wished them a happy stay in their second country, the Kingdom of Bahrain. He then highlighted the implementation stages of the project, including the first phase which started 2006, and the last regarding the completion of the Parks Estate.

He reviewed with them the Riffa Views’ experience in establishing an elected Homeowners’ Association. He said that the residents had elected their representatives in the panel directly in two elections, held in 2012 and 2014, noting that members of the association are in charge of all services and facilities in the complex, which, he said, is the first experience of its kind in similar projects in the Kingdom of Bahrain.

Highlighting the stages of the establishment of the elected Owners’ Association, Al-Raee said that since the first batch of villas was delivered to owners in 2008, and until 2012, the project developer used to bear the expenses of management and provision of services, and fees on those services used to be collected directly from owners. In 2010, the project developer established an advisory board comprising villa owners, as a means to gradually introduce and activate the idea of the Owners’ Association.

The ARRA delegation expressed admiration for the advanced level of the complex, and praised the action plan that had been reached to complete such a vital project.

The Riffa Views Managing Director expressed sincere thanks and appreciation to the Deputy Premier and Chairman of the Ministerial Committee for Urbanisation and Infrastructure HH Shaikh Khalid bin Abdulla Al Khalifa for his cooperation during the company’s negotiations with creditors and his efforts that helped reach a final agreement that satisfied all parties in order to complete the project. A number of the Riffa Views Parks Estate’s residents, including children and families, participated, last Saturday, in an environmental event held by the Riffa Views Management there, in the presence of several officials. The participants planted trees carrying their names.

Commenting on the event, the Director-General of the Riffa Views, Ali Zubari, said that “Children and their families were extremely happy while planting trees. Riffa Views is constantly keen on making its residential complex the best of its preserving the environment and enhancing green development in the Kingdom of Bahrain.”

“Children’s participation in the event of developing gardens and public facilities will have a positive impact on urging residents to take care of them, and building a special relation between youngsters and gardens through putting their names on the tree they had planted one day,” he added.

Zubari affirmed that the event was the first in a series of development initiatives to be launched in green spaces in Riffa Views, noting that many programmes have been approved and will be implemented in the coming periods. He explained that the Riffa Views residents and their children would plant trees that would bear their names in public gardens, pointing out that such events are widely-appreciated by residents across the complex.

Riffa Views Is on the Right Track to Complete Construction Work at Park Estate

One month after the start of the construction work to complete the building of 61 villas at the Riffa Views’ Parks Estate, the Poullaides Construction Co W.L.L. announced its commitment to the schedule set for the completion of all construction work of the 61 villas within the work plan agreed upon last year.

On the occasion, the Managing Director of Riffa Views, Yasser Al Raee, lauded the speedy construction process, praising the cooperation of all parties. He asserted that the way was well paved for the completion of the 212 villas according to the pre-set action plan. He added that the selling of the villas was underway since the beginning of the year, and that a number of villas had been booked or sold according to the plan set by the Sales Department.

On their part, officials of the Poullaides Construction Company expressed delight at the start of the work to complete the remaining villas of the Parks Estate, noting that work had already started in the 61 villas. Daily Output of Riffa Views’ Sewage Water Treatment Plant Increases to 1,300 Cubic Meters

The Riffa Views B.S.C.(c) has lauded the efforts exerted by the specialists to operate the Sewage Water Treatment Plant at the Riffa Views residential complex.

The company asserted that the plant was currently treating 1,300 cubic meters daily, including the sewage water of the Riffa Views complex and Awali, adding that its maximum capacity can reach up to 3,600 cubic meters daily.

The treated water is used to feed the lakes of the golf courses of the Royal Golf Club and irrigate the green areas of the Riffa Views Complex.

The waste water treatment plant resumed operations in mid-December, 2015, after Riffa Views B.S.C.(c) had reached an agreement with the Views Water Company, which is owned by the Metito Group.

The Swage Water Treatment Plant of the Riffa Views residential complex includes a main station and four sub-pumps spread across the complex. This ensures gathering the wastewater in the main station, treating it and then pumping it to the lakes of the golf courses.

The treatment of the sewage water and using it to irrigate the golf courses and green areas are within the Riffa Views Company’s green environment policy.

The plant provides the best services pertaining to the treatment of the sewage water for the residents of the Riffa Views Complex. In this complex, Dr Abdul Majeed Al Awadhi, Chairman of the Riffa Views Owners Association, expressed delight at the re-opening of the plant, adding that the move ensures the continuity of quality services for the Riffa Views’ residents at the lowest economic costs.

Riffa Views Holds National Festival to Mark the National Days 2015

The Riffa Views Management held a national festival marking the kingdom's celebrations of the glorious National Day and the Anniversary of His Majesty King Hamad bin Isa Al Khalifa's Accession to Throne. Citizens, families and guests staying in the Riffa Views Residential Complex attended the festival, held at the Parks neighbourhood.

The festival featured many events that appealed to the audience. They included a variety of activities such as drawing on children's faces, providing a drawing studio and the screening of a tennis match. The festival also included a special corner for children's games and a mini marathon, as well as distinct participation by the Bahrain International Circuit through bringing a experimental racetrack to the Riffa Views for the first time.

On the occasion, the Managing Director of Riffa Views Yasser Abdulrahman Al-Raee extended sincere congratulations to the wise leadership and the loyal people of Bahrain on the national celebrations. In a move affirming commitment to project completion as planned

Riffa Views Managing Director, Yasser Abdulrahman Al Raee expressed thanks and appreciation to the National Bank of Bahrain (NBB) for its strong support of project completion efforts in the best interest of all stakeholders. Al Raee also lauded the outstanding efforts of the NBB’s CEO and Director Abdul Razak Al Qassim who extended all possible facilities to secure this agreement.

On this occasion, members of the committee in charge of implementing Riffa Views project completion plan, thanked H.E. Sheikh Khalid bin Abdullah Al Khalifa, Deputy Prime Minister, Chairman of the Ministerial Committee for Construction and Infrastructure for his understanding and support of the plan put forward by Riffa Views and other stakeholders. They also praised the Ministerial Committee for its prompt approval of the implementation of the plan to ensure the completion of the final phase of this vital project which promotes Bahrain’s real estate sector and bolsters confidence.

Al Raee announced the “completion of all preparations by all parties involved in the final phase of Riffa Views residential community project in the Southern Governorate, and the launch of villa sales at Parks District, which is considered one of the most prestigious districts, not only in Riffa Views, but also in the Southern Governorate as a whole, given its outstanding amenities and features which far exceed what is provided in other projects”. “The plan which was drawn by Riffa Views, in coordination with NBB and other stakeholders, provides for partial repayment to creditors over the coming period, and reflects the active participation by NBB, as the sole secured creditor, and the self funding contributed by contractors in charge of completion of a total of 212 villas at the Parks District, namely Poulliades Construction Company (61 villas), Projects Construction Company (78 villas) and Cyprus Cybarco Tabet JV (73 villas), under the supervision of consulting engineers Adel Ahmadi Associates,” he added.

Al Qassim expressed NBB’s satisfaction with the steps taken by Riffa Views to complete the construction of project villas, and stated that “NBB is committed to provide support and mitigate risks to the owners of this vital project, which represents a model for all similar real estate projects in Bahrain”.

He also added that “although NBB is the sole secured creditor, it expended all effort to ensure the implementation of this plan in order to complete the project, obtain repayment of its facilities, as well as enable other creditors to recover a significant part of their debts”.

Sewage Treatment Plant at Riffa Views set to reopen

Wastewater services to resume as agreement between Views Water and Riffa Views B.S.C and RV Real Estate Company SPC is reached

Views Water, Metito’s wholly owned subsidiary in Bahrain, has reached an agreement with Riffa Views B.S.C. and RV Real Estate Company SPC to transfer the ownership of the Riffa Views wastewater treatment plant to the Riffa Views Owners Association, and to reopen this important community facility.

The agreement, which comes after a financial dispute that resulted in operations being stopped at the plant, means that the ownership and responsibility for operations and maintenance at the plant will now be the sole responsibility of the Riffa Views Owners Association.

Operations at the plant are set to begin immediately and will commence with the recommissioning of the plant. It is expected that the plant will be fully operational within the next three to four weeks.

The agreement has been welcomed by all parties and Views Water General Manager, Walid Madwar, said: “Views Water had been supporting the local community at Riffa Views since 2005, so the decision to stop operations at the plant was extremely difficult and wasn’t taken lightly.

“However, everyone connected with Views Water is delighted that a workable solution has finally been agreed by all parties and that operations at the plant can now resume. The residents of Riffa Views can once again look forward to having the level of wastewater treatment services their community deserves.

“Views Water looks forward to continue being an active and committed partner that serves the country, the government and the people of Bahrain,” he concluded.

The managing director of Riffa Views, Yasser Al Raee, said: “Our team has worked tirelessly with Views Water to find a workable solution and this agreement is a testament to this hard work and also importantly to the understanding of Metito’s management, who have been extremely patient, supportive and flexible.“

Riffa Views engages Cyprus Cybarco Tabet JV to build 73 villas

Riffa Views announced today that it had contracted with Cyprus Cybarco Tabet JV (WLL) to complete the construction of 73 villas at Riffa Views Parks District. This engagement brings CCT on board as the third of three main contractors to build a total of 212 villas at this district, with the aim of achieving full completion of the project within the next two years. Construction works are scheduled to start on 1st December 2015, and to continue for a period of 24 months.

Riffa Views Managing Director, Yasser Abdulrahman Al Raee said that “Riffa Views has achieved outstanding progress towards completing the project, with the timely engagement of contractors to complete the remaining units”. He also lauded the great efforts expended by all stakeholders.

Al Raee added “We are pleased to commence the final phase of construction of the project units”.
